Why Halifax crawl spaces stay damp (and what it's doing to your house)

If you live in a Halifax-area home with a crawl space, odds are it's damp down there. It's not bad luck, it's the climate plus how most of these crawl spaces were built. Understanding why helps you see why a fan or a bag of desiccant never fixes it, and why sealing the space does.

The ground is the main culprit

Most older crawl spaces have a bare dirt floor. Soil is never dry, it constantly gives off water vapor, and in a closed space under your house that vapor has nowhere to go. It soaks into the floor joists, the insulation, and the air. A crawl space can look dry and still be pumping moisture upward all day.

Then our climate piles on

  • Long, wet springs keep the ground saturated for months
  • Coastal humidity off the harbour and the Atlantic rarely lets up
  • Open foundation vents let humid outside air in, which condenses on cool surfaces
  • Cold winters chill the floor above an unsealed, uninsulated space

What all that damp actually does

Damp wood grows mold and white rot, and over years it weakens the joists and beams holding up your floor. The humidity rises into the living space through what's called the stack effect, warm air rising pulls crawl space air up with it, so the musty smell and the allergens come with it. And an open, uninsulated crawl space makes your floors cold and your heating bills higher.

Why sealing it is the fix

You can't dehumidify a space that's open to the ground and the outdoors, you're fighting an endless supply of moisture. Crawl space encapsulation cuts that supply off: a heavy liner over the floor and walls stops the ground vapor, sealed vents stop the humid outside air, and a dehumidifier handles whatever's left. That's when a crawl space finally stays dry.
